Our homes are prefabricated in our Launceston factory, and when completed are ready to be delivered and installed anywhere in the state. Our list of inclusions provides a comprehensive overview of what is included and just as importantly, what is not. Find our list of inclusions below.

The building process usually takes between 6-8 weeks for completion and ready for delivery to your site. You do need to allow 9-12+ weeks for site works and council approval.
TCB Affordable Homes use only high tensile galvanised steel components of the highest quality, without any defects such as warping or knots etc, as found in timber. Galvanised steel is also lighter yet stronger than timber.
All our homes are Australian (Tasmanian) made, by a Tasmanian owned company, using only Tasmanian contractors.

Current energy ratings for a TCB Affordable Home range from 6.2 to 6.5, with potential to reach 7.0 if requested and may incur additional costs.

All our homes are build to the highest building code standards and have a BAL rating of 29 (if fully enclosed underneath), N3 wind ratings and certified snow loading.

Quality assurance ensures that all work done is checked and monitored for accuracy, consistent with our customers’ expectations and completed in a timely fashion.

On presentation and acceptance of the selected home designs with approvals of finance, a deposit is required. We will provide you with a payment plan with the final payment due before the home is loaded onto the truck for delivery.

We work with transparency and understand the importance of budget constraints. To ensure that there are no hidden costs, here is what is included when you purchase a TCB Portable Home:

  • Joinery – kitchen, robes and laundry.
  • Carpet in bedrooms.
  • Flooring – vinyl planks in living, kitchen and hallway.
  • Vinyl flooring in ensuite/bathroom.
  • Appliances – quality stainless dishwasher, oven, rangehood and hot plates.
  • Fixtures and fittings – kitchen, bathroom and laundry.
  • Hot water cylinder – 250L.
  • Reverse cycle air conditioner with wifi and 5 years warranty.
  • Skirting’s and architraves, 90mm pre primed, pencil round MDF.
  • Windows – double glazed, powder coat finish.
  • Roofing – colour bond custom orb roof.
  • External cladding – fibre cement cladding.
  • Insulation – house is fully insulated to comply with the building codes.
  • Paint – high quality paints and render.
  • Internal wall lining – 10mm plaster, 10mm water check to wet areas.
  • Doors – 820x2,040mm, hollow core flush panel, external semi solid door (front door).

What's NOT included?

  • Site works – landscaping, drive ways and roads and fences.
  • Window furnishing supply and install.
  • Cost of delivery to site.
  • Council approvals and associated costs; including building permits.
  • Land surveying and engineering costs.
  • Outdoor entertaining deck.
  • Connection to utilities; eg. power, water and NBN.
